Phase One Works operative in full PPE descending into a below-ground access point during enabling works

214 Oxford St

Phase One Works were appointed for the internal strip out of existing mechanical and electrical plant within the entire demise of 214 Oxford Street. These works are part of a wider scheme working underneath Phoenix ME and main contractor McLaren, eventually leading to what will become a new base for IKEA in the hub of central London.

The main body of the work consisted of controlled demolition of large plant including AHUs, pumps and AC equipment with all associated ductwork from roof level down 9 storey’s to lower basement floor. Works have been carried out via facilitation of an external scaffold and hoist down to pit lane and internal material distribution via existing goods lift and gantries over new openings formed.

Due to the proximity of Nike within the building demise Phase One Works also had to carry out some works out of hours to ensure continuity of works and as little disturbance to neighbours as possible.
