Phase One Works successfully secured this strip out project within the prestigious Hays Galleria on Battlebridge Lane. The works of which included the strip out of all internal ceiling, floor, walls and floor finishes back to existing structure. As well as validation and isolation of existing services for controlled removal.
This project had particular challenges due to work being required within a live and occupied demise, including shared access with neighboring sites. Therefore, community liaison was paramount with coordinated planning. This included working closely with existing incumbent contractors to ensure emergency services stay in operation throughout the works.
Phase One also had to come up with a site-specific logistics strategy to facilitate waste movements in and out of the building, resulting in the construction of a designated hoarding at Ground Floor level. Including modified split shift working hours to enable material movements outside of busy periods through the live reception area to avoid as much disruption to the surrounding community and existing tenants as possible.
