Phase One Works was appointed to deliver enabling works at The Crescent in the City of London as part of a dual contract awarded by a leading international hotel group, which also includes works at Atlas House in the City of London. The project forms part of a wider redevelopment programme and required careful planning and mobilisation to ensure works could be delivered efficiently within a live urban environment. The programme was scheduled across an 11 week duration, with detailed coordination undertaken prior to mobilisation.
The scope of works included a full strip out in London, returning the building back to shell and core. Phase One Works also undertook the drain down and removal of existing MEP plant, asbestos removal, and the installation of temporary site services, fire alarm systems and intruder alarms to maintain safety and security throughout the programme. External works included the installation of full perimeter hoarding and external power supplies to support CCTV monitoring across the site.
A key aspect of the project involved the careful removal and storage of materials for reuse, including glazed partition walls, doors, kitchen units, light fixtures and air conditioning units. This approach supported the client’s sustainability objectives while reducing waste.
