Using our capabilities in both temporary works and structural design, Phase One can cater to all elements of façade retention. This includes assisting with proposals and budgets at the early stages, design, and installation. As a specialist in all early phases of work, Builders Work is an element that consistently forms part of Phase One Works scope of work. We always actively encourage the carrying out of any structural modifications as part of our initial works to ensure the structural canvas is fully prepared for a the follow-up on to fit out contractor; this includes the formation of new openings, structural infills, GRP riser works, formation of lifts shafts, brick and block, diamond drilling and concrete works. This then helps minimise overall programme duration and mitigates any structural risks before the overlay of any finishes or MEPH. We also welcome builders’ work packages in isolation as part of a broader construction scheme working as a subcontractor.  

Phase One Works closely with engineering specialists and consultants to design all steel-to-steel connections and offers the complete service, including fabrication, galvanising works, specialist painting, intumescent fire protection, and installation of structural steel. This includes retrofitting steel erection within existing structures to form new openings and extensions and performing specific structural strengthening works with onsite welding and fabrication.

Groundworks is a sector that Phase One Works is continuing to develop, with experience working in central London and surrounding areas. Our team has worked on projects large and small, from the formation of new raft slabs, piling attendances, earthwork support, RC retaining walls, crane bases, lift pits, manhole and pump chambers, and associated drainage to general strip foundations, footings, pad foundations, and slabs.

We work closely with our clients to ensure any risks associated with below-ground excavation and formation works are mitigated before the works, with a good track record of dealing with challenges such as groundwater and below-ground obstructions. Phase One Works also can offer full ground remediation, WAC testing and hazardous material removals to get an existing site in a safe condition and ready for complete redevelopment.

The design and installation of temporary works is critical to safe demolition and structural alterations. We work closely with specialist consultants and engineers to review existing structures and ascertain the most efficient and cost-effective way of supporting structures to enable demolition works and ensure coordination with any new permanent structure. We pay special attention to the construction sequence and how the implementation of temporary support can bring forward elements of work and reduce overall programme impact. We will gladly assist on any challenging structural project using our in-house expertise, which has developed from working on projects ranging from simple propping to hybrid, sequenced, and controlled schemes of support and construction.

We can carry out strip-out and removal works for projects of any size, with tried and tested procedures and working operations to ensure safe, efficient, and concise removals. This also includes protecting and retaining any maintained finishes, fixtures, or structures while working in listed buildings of historical importance as part of our team’s portfolio.

As specialists in enabling work within live and occupied demises, we understand the importance of working safely, efficiently, and accurately in and around mechanical and electrical services. Using our pre-approved specialist contractors, we regularly carry out service investigations to ensure all services are identified, validated, clearly highlighted, and/or safely isolated before any removal works. Therefore, the health and safety of all operatives must be maintained during strip-out or demolition works.

We are experienced in working to specific consultant specifications to ensure requirements for each site are met and report all validation results to client MEPH consultants. This then assists in the design development for any follow-on works.

We are also regularly responsible for providing all our site temporary services, including the safe provision of power and water and the design, supply, and installation of bespoke temporary systems such as lighting and fire alarms.

Most sites have their challenges in terms of existing conditions and logistics, especially in the hustle and bustle of London. We have the resources to assist with any site, no matter the condition, offering services in site clearance, vegetation removal, general rubbish clearance, making safe structures, tree surgery, removal of hardstanding and full ground remediation.

We also offer services that include setting up sites for new development, such as new site hoarding, access and egress routes, security establishment, and provision of temporary services and welfare.

We are experienced in all elements of site investigation to understand a site’s existing condition. This ranges from pre-demolition audits, surveys for hazardous materials such as asbestos, lead paint, anthrax, etc., intrusive examination, exposure and interpretation of existing structures, ground investigations, trial pits, and controlled excavation to reveal existing footings and foundations. We also work closely with our supply chain to facilitate any specific material sampling, testing, and provision of geotechnical assessments.

This information is professionally collated into reports to highlight and control any early risks associated with a project, establish and control environmental and renewable strategies such as BREEAM, and develop a structural design for consultants and engineers.
